How this works

This site is an independent research resource. We are not a contractor, we do not perform work, and we do not employ crews.

Specifically, and because these claims are common on sites that look like this one:

  • We do not employ crews and we do not perform work.
  • We hold no contracting licence and make no claim of one.
  • We have no offices, no years of operating history, and no completed projects.
  • We do not produce estimates, quotes or instant pricing of any kind.
  • We do not maintain a roster of companies, and nobody is waiting for your call.
  • We make no guarantee about response times, because we control none of them.

Why this site exists

Because the published information about Florida seawalls is unusually bad. Replacement cost figures differ by roughly eight times across published sources, and one publisher issued two contradictory ranges a month apart. Widely repeated summaries of the Broward County elevation standard state a number the ordinance does not actually set. Local requirements differ between neighbouring cities in ways that most regional content flattens into a single confident paragraph.

The response here is not to produce a better confident paragraph. It is to publish what can be sourced, label how well it is established, and leave contradictions intact.

How evidence is labelled

Read from a primary or official source — statute text, adopted code, or an agency publishing about its own rule.
GENERAL RANGE
Consensus across independent secondary sources. Directional only. Never quote it for a specific property.
LOCAL EVIDENCE
A documented observation from one place — a storm, a programme, an award. True of that place at that time.
UNKNOWN
We looked and could not resolve it. Published as an open question rather than a number.

Where two sources disagree, both are published with their attribution. Nothing is averaged. Where we could not resolve something, it is published as an open question rather than as a number — there are entries on this site whose only content is “we looked and could not confirm this”.

How city pages are gated

A city page is published only where at least two city-specific facts could be sourced from: a named waterway or canal system, a city or county seawall ordinance or elevation standard, a permitting authority specific to that jurisdiction, a documented storm impact, or a published local seawall material or design requirement.

We examined eighteen cities. 8 cleared the gate. 10 did not and were not published — each one is listed with its reason. Padding a page with rewritten generic copy around a place name produces a doorway page, and we would rather have fewer pages.

What happens to what you submit

If you describe a problem through the form, it arrives marked SUBMITTED and nothing automated happens to it. Every state after that is set by a person.

    Queued for a human to read against the obvious-reject criteria.

  3. QUALIFIEDset by human

    Cleared the reject criteria and describes a real shoreline problem in covered geography.

  4. NOT_QUALIFIEDset by human

    Hit one or more obvious-reject criteria. Recorded with the reason, not deleted.

  5. ASSIGNEDset by human

    Routed to a recipient. Assignment is a manual act performed off-site.

  6. SOLDset by human

    Transacted. Recorded off-site. Never emitted as a client-side event.

  7. CLOSEDset by human

    Terminal. No further transitions.

What gets rejected

  • Outside covered geography. Property is not in a Florida coastal or canal-front location this site covers.
  • No seawall and no shoreline structure contemplated. There is no existing wall and no intent to build or stabilise a shoreline.
  • No property authority. Submitter is neither the owner nor an authorised decision-maker for the property.
  • Spam or non-substantive. Submission is automated, empty, or contains no describable problem.
  • Vendor or job seeker. Submitter is selling a service or seeking employment rather than describing a property.
  • Unrelated service request. Request concerns work unrelated to seawalls, bulkheads or shoreline stabilisation.

If what you send falls outside what we cover, we say so rather than pass it along.

How this site is paid for

It is not, yet. There is no advertising on this site, no affiliate arrangement and no sponsored placement. Nothing on any page is influenced by a commercial relationship, because there are none to disclose. If that changes, this section changes with it.

Analytics

Traffic measurement runs only when a measurement ID is configured, and it records page views and three interaction events relating to the form: that it was started, that it was completed, and that a submission was accepted. No field values, contact details or other personal information are passed to analytics.

Corrections

If something here is wrong, it is worth more to us to know than to look consistent. Every claim carries its source so you can check it. Figures were last reviewed 2026-08-11.
