03Direct hardscape and roof drainage away from the wall

Concentrated discharge behind a seawall saturates the backfill and accelerates migration of fines through any available path.

What to look for: Downspouts and deck drains that discharge within a few feet of the wall.

04Watch the ground, not just the wall

Soil loss presents on the land side first. Settlement near the wall is often the earliest observable symptom of a structural problem.

What to look for: Depressions, dishing pavers, slab edges dropping, tilting fence posts.

05Check the toe after major storms

Storm events move material. Scour at the toe removes what the wall bears against, and it is not visible from the yard.

What to look for: Requires getting in the water or putting a camera down.

06Address staining early

Rust staining without spalling is the earliest visible stage of reinforcement corrosion. It is far cheaper to investigate than to remediate section loss.

What to look for: Brown or orange tracking down the face of panels or cap.

Maintenance as an obligation

In several Florida jurisdictions the condition of a private seawall is not purely a private matter. The triggers tend to be observable from outside your property — tidal water crossing onto a neighbour’s land, or overtopping — which means enforcement does not require anyone to inspect your wall first.
