Bowing panels: the shape of the wall is diagnostic information

A wall that bulges in some places and not others is drawing you a picture of where it is still held and where it is not. Sight along the cap and the pattern is usually obvious.

01How serious this is, and why

Bowing means the panel is deflecting under load beyond what it was doing when built. Deflection precedes cracking in a bending member, so a bulge that is measurable is a wall that is on the way to a horizontal crack rather than one that has merely changed shape.

02What causes it

Individual anchor failure

Where one tieback has parted, the wall bulges between the two anchors either side of it and stays in line at them. The peak of the bulge is at the failed anchor.

Hydrostatic pressure from blocked drainage

Water trapped in the backfill loads the whole wall. This tends to produce general bowing along a run rather than a discrete bulge.

Surcharge from something added near the wall

New fill, a deck, a driveway or stored material behind the wall increases lateral pressure locally, and the bulge appears where the load is.

Panel deterioration

A panel that has lost section to corrosion or rot deflects more under the same load. Vinyl and timber deflect visibly; concrete cracks sooner.

03What it is often mistaken for

A wall built on a curve

The tell — Designed curves are smooth and continue through anchor positions. A structural bulge is local, peaks between restraints, and has usually widened a joint at each end of it.

04Can it be repaired?

Bowing that is caused by a failed anchor and has not cracked the panel is one of the more tractable seawall problems: re-anchor and the wall stops moving. Bowing that has already cracked the panel, or that is general along the run because the whole wall is overloaded, has moved past the point where anchoring alone resolves it.

Repairs that address this mechanism

  • New anchors at and either side of the bulge, sized for the actual load rather than the original assumption
  • Restoring or adding drainage to remove the hydrostatic component
  • Removing the surcharge where an added load is the cause
  • Individual panel replacement where one panel has deteriorated in an otherwise sound run

When replacement becomes the likely answer

  • The bulge has cracked the panel horizontally
  • Bowing is general along the whole run rather than localised between anchors
  • The panels are a material at the end of its life — timber with rot, thin vinyl with age, concrete with widespread reinforcement corrosion

05What an inspector has to check

This is the list to hold an inspection against. If a report on this symptom does not address these points, it has not established what it needed to establish, and any number attached to it is a number for an unknown quantity.

  • The deflected shape measured along the run, not judged by eye — where the peaks are and how far out they are
  • Whether peak deflection matches anchor spacing
  • Panel cracking at the point of maximum bulge, above and below water
  • Whether the bulge is above the waterline only, which points at loading rather than at the toe
  • What has been added behind the wall since it was built
